El Segundo's average asking lease rate for Class A office space is nearly $1.50 per square foot LESS than West LA?
A MESSAGE FROM THE MAYOR

Autumn may be in the air, but there is no fall in sight when it comes to El Segundo. The City is in better shape than ever with a balanced budget, surplus funds to provide more quality services for residents and employees, and a burgeoning commercial real estate market that is bucking current trends.

In the crowded West L.A. market office rents continue to skyrocket, making El Segundo a much sought after destination for companies of all shapes and sizes.

We're excited to report that the new Campus El Segundo Athletic Fields are now officially open. The state-of-the-art five-acre facility is another great amenity available to local residents and employees and the first completed project within the 46-acre Campus mixed-use project. The Edge at Campus El Segundo, a 220,000 square foot Class A office park that provides a unique opportunity for entrepreneurs to own their offices, is slated to open in early 2008.

Exciting new stores continue to open at Plaza El Segundo, the South Bay's hottest new retail complex, including such fashion notables as Banana Republic, J. Crew, m. Frederic, and BCBGMaxazaria. Marmalade Cafe, which opened last month, is one of several new restaurants coming to the center this fall.

With both our eastside and downtown districts thriving, plus a number of traffic improvements on the way to ease congestion, El Segundo is poised to wrap up a great 2007 with an eye towards an even better new year. RELOCATING BUSINESSES ON THE MOVE
TO EL SEGUNDO



With West LA office space and rates at a premium, companies are considering El Segundo as a new home. An ample stock of available buildings and pricing substantially lower than Westside office centers makes El Segundo an appealing alternative.

Grubb & Ellis' first quarter statistics showed El Segundo's Class A space asking rate at $2.36 per square foot compared to $3.29 in nearby Marina del Rey and Culver City, a factor that may have prompted companies such as Tandberg Television and Ignited, LLC to make their moves to El Segundo in recent months.

In addition to offering a great deal, El Segundo's status as the "Most Business Friendly City" in Los Angeles County, its many amenities, diverse economy, and access to LAX, major freeways and key industries truly make the community an ideal choice for relocating firms.


EL SEGUNDO: THE EPICENTER FOR DATA CENTERS


Thanks to an advanced fiber network that provides convenient and low-cost connection for co-location companies, El Segundo has become one of the Southland's leading hot spots for data centers.

A pioneering city in fiber optics due to the presence of the defense industry, El Segundo installed an extensive fiber infrastructure in the '90s to attract technology companies. That move has paid off, with Internet traffic now at an all-time high. Co-location companies based in El Segundo can now connect to Downtown Los Angeles servers without having to make their own connection--a huge savings in addition to El Segundo's already appealing rents, easy permitting and low tax rates.

Equinix, 365 Main, Base Partners, Inc. and Digital Realty Trust are just a few of the companies that have set up shop here over the last couple of years. The city's wealth of available office space, reasonable lease rates, easy permit process and access to LA-area entertainment companies continue to spur the country's top computer storage firms to hook up in El Segundo.


EL SEGUNDO EARNS ENVIRONMENTAL TOP GRADES


El Segundo is not only the "Most Business Friendly City" in the County, but also one of the most environmentally conscious communities in the entire state.

According to the most recent statistics released in 2005, El Segundo is number one by far in California in diverting solid waste to recycled products or other uses. It is also the only city in California that reclaims (cleans and recycles for use) over half and perhaps as much as two-thirds of its water.

In recognition of the City's ongoing commitment to saving energy, the Water Replenishment District issued a commendation to the El Segundo City Council in August for installing artificial turf--and thus saving two million gallons of water per year--at the new five-acre Campus El Segundo Athletic Fields.
