A MESSAGE FROM THE MAYOR

With summer upon us, we are pleased to report that the City of El Segundo is in better shape than ever. A large budget surplus from the last fiscal year will help to fund our new fire station, replace equipment, and provide support for employee retirement obligations while still leaving plenty of cash in the bank. Sound financial health means we can continue to provide the highest level of service to both residents and businesses.

Our commercial sector is thriving. Office vacancies are dropping thanks to El Segundo's favorable business tax structure, while rents remain significantly lower than West L.A. and other prime submarkets. Attractive rents, low taxes, our airport-close location and diverse economic base add up to a winning combination for business tenants.

Big and exciting business projects are moving along quickly. The first phase of Campus El Segundo, an innovative 46-acre mixed-use office park, is under construction. In July, we will open our new five-acre athletic facility on that site. Meanwhile, more great top-notch stores open their doors at the fabulous Plaza El Segundo retail center.

We are also looking towards the future. A full-scale marketing plan will soon be implemented to promote our downtown business district, discussions are underway to develop a master plan for our Smoky Hollow industrial district and the process is well underway to rezone over 30 acres of prime beachfront property for development as a resort hotel.

The new Automobile Driving Museum is a welcome addition to our growing cultural scene. Speaking of cars, we are pleased to report that two major transportation projects will be completed next year. The conversion of Nash and Douglas streets to two-way operation and completing construction of the Douglas Street Underpass should greatly ease the traffic burden on our city's busy east side.

WHOLE FOODS AND MORE NOW OPEN AT PLAZA EL SEGUNDO



This summer, more than 20 new stores and restaurants are slated to open at the hugely popular Plaza El Segundo on Sepulveda Boulevard just north of Rosecrans. Recent grand openings included Swoozie's, Antropologie, Smith & Hawken and Starbucks.

Upscale grocer Whole Foods Market welcomed shoppers on April 26 and was an immediate hit. Salt Creek Grille, the first of several great eateries planned for the center, also debuted to great fanfare on April 30.

Other notable arrivals in coming months will include Active Ride, Banana Republic, BCBG Max Azria, J. Crew, m. Frederic, and Marmalade Cafe, among others.


AUTOMOBILE DRIVING MUSEUM GETS JUMPSTART



Just months after leaving West LA to park its new home in El Segundo, the Automobile Driving Museum celebrated its grand opening in late March to enthusiastic crowds.

The 28,000 square foot facility at 610 Lairport Street showcases 70 pieces of "moving art." Unlike any other car museum in the country, visitors can actually touch, sit in and even ride in the cars displayed.

The vintage autos date as far back as 1915 and cover a wide variety of models. The museum, which also features a gift shop, is open weekends (weekdays by appointment).


POLITICAL ROYALTY CALLS EL SEGUNDO HOME




In addition to being the proud home to 14 Fortune 500 companies and numerous corporate giants, El Segundo is also the location of choice for two of the region's most prominent political leaders.

For several years, U.S. Congresswoman Jane Harman (36th District) has kept a district office in El Segundo's Continental Park, while 53rd District California State Assemblymember Ted Lieu recently celebrated the grand opening of his new district headquarters on Center Street in El Segundo's residential section.

Lieu's constituency includes 450,000 people, while Harman represents 13 cities. Both prize El Segundo's prime location, easy access to air and ground transportation, its many city amenities, and unparalleled prominence as a South Bay commercial hub.

THE EDGE KICKS OFF CAMPUS PROJECT

The Edge at Campus El Segundo, consisting of 195,000 square feet of Class A office, R & D and industrial space, plus 20,000 square feet of retail space available in a prime eastside location, is now under construction and expected to open in early 2008.

Developed by Mar Ventures, Inc. and ABM Property Corporation, The Edge is a 14-acre block on the northerly end of the 46-acre Campus El Segundo mixed-use site on Nash Street being developed by Thomas Properties Group.

Meanwhile, the City of El Segundo is also proud to announce another Campus kick-off, with the July dedication of its brand new state-of-the-art athletic facility built on a five-acre parcel on the southwest corner of the site. The date will be announced in coming weeks.
